Learn from (our) experience!
When it comes to property, there isn't a lot that Jack and I haven't tried. When clients come in and say ‘We're thinking of doing X’ or ’We're going to do Y’, I usually say 'No' because Jack and I have experience in most of those things. We have stepped in every puddle and property that you could possibly step in and we took seven years to work out how to do it right. We have, through un-parachuted trial and error, developed four crucial rules when it comes to buying property.
Rule Number One: Separation
Rule Number Two: Buy Brand New
Rule Number Three: Interest Only
Rule Number Four: Never Ever, Ever, Ever, Ever, Ever, Ever Sell
Using these four rules, we have increased our portfolio to 18 properties.
Jack and I prefer life and fun. Living stress free is important to us and that's why we do what we do. We teach people how to live stress free because we live stress free. You can enjoy funded retirement any time you like. If you enjoy cruises, holidays, and spending your time on pursuits that interest you, life is sweet.
We don’t want you to have to learn from experience doing things the wrong way. Do you want the experience of doing it wrong? Thank goodness property is very forgiving because Jack and I got everything quite wrong at the beginning. It took us seven years to work out the four rules, and when you come into our office we’re going to always reinforce the four rules. We don’t want you to have to learn from the experience of doing it wrong like we did. In this book, we’re going to illustrate these four rules using case studies of our own.
Using our own experience we want to help you understand:
- Property Values,
- Interest Rates,
- Tax And How It Works (That's A Fun One),
- Rentals, Vacancies and Low-Rents,
- Property Markets When Things Go Wrong,
- The Pot and How It Works,
- Diversification Between Banks,
- Numbers Using Self-Managed Super Funds,
- Using Other People's Money,
- Building vs. Buying,
- Keeping vs. Selling,
- And So Much More.
I like to cut straight to the chase and teach you how to do it right, but some people need to know why, and that’s ok too. At the end of the day we want you to know why you should be following the four rules and feel confident in moving forward with increasing your wealth through property investment.
